Overview: This position is responsible forachieving the expected level of service delivery as described in the ServiceLevel Agreements and measured by the Key Performance Indicators at all assignedfacilities within a geographic area. Additionally, the expected levels of service delivery must be achievedat the lowest possible cost, minimally within the prescribed budget for eachfacility. Reports to: Account Director Supervises: Facility Managers, FacilityCoordinators, Facility Engineers, General Maintenance Mechanics, Administrativestaff, Receptionist, Office Coordinators Location: Omaha, NE Main Roles and Responsibilities: § Coordinate theoperational aspects of the properties in a manner which protects, maintains andimproves the value of the client's assets; Inspect properties a minimum of fourtimes per year to determine condition and extent of service required § Develop and manageannual operating expense budgets; Provide written variance analysis andforecast to client § Develop property specific multi-year capitalimprovement project plans; Manage the process to complete the projects § Manage third-partycontractors/vendors engaged in operating and maintaining properties § Team with Contract Manager to bid andcontract for scheduled and operational maintenance and project services § Transform existingoperational practices to leverage Jones Lang LaSalle tools, processes,relationships, best practices to ensure service delivery is high efficient andeffective. Client Relationship Management § Primaryinterface with client representatives. Collaborate to determine client expectations. Ensures delivery of committed services andoverall satisfaction with Jones Lang LaSalle performance. Demonstrate leadership, responsiveness andcreativity in finding solutions for service delivery. Employee Management § Providethe strategy, vision and continuous improvement to drive the facility personnelto advance the quality of service delivery and further the client partnership. § Fostera collaborative teamwork environment. Promote energy and enthusiasm. Maximize productivity. Motivateemployees with recognition and career growth opportunities. § Ensureoptimal roll out and training in the use of standard Jones Lang LaSalle tools,processes and systems: 360 Facilitycomputerized maintenance management system, JD Edwards finance and accounting,Clarify call center operations, SiteStuff e-procurement, and any others. Ensure facility compliance with use of thenew tools. § Completeall performance reviews, both mid-year and year-end, on a timely basis. Ensure that individuals that do not achieveexcellence or show significant performance problems are coached and put onimprovement plans. Work with HR toensure proper performance management steps are taken. § Workwith the Account Executive to source employee career growth and developmentopportunities within or outside of the account. Understand employee career growth aspirations to enable matching of firmneeds with employee abilities. Service Delivery § Leadsthe facility organization to perform in accordance with the Service LevelAgreements, achieve the Key Performance Indicators and score favorably on theclient satisfaction surveys. § Administercontract services including all major facilities operations as well as food,janitorial, security, landscape and soft services § Optimizeservice call responsiveness and use of the National PropertyService Center. § Ensuresreliability of building infrastructure supporting operations by completingpreventive maintenance and reactive work orders. § Ensureproperties in the regional portfolio pass the Jones Lang LaSalle management,operations and financial audits Financial Management § Meetfacility specific cost savings targets to contribute to the account achievingsignificant savings in year one and two of outsourced operations. § Workwith strategic sourcing professionals to identify cost savings opportunitiesand support their contracting efforts. § Workwith finance and accounting professionals to produce on-time and accuratereports, including cost savings initiatives, variance analyses, etc.
